Tell us about your home today. A firm written offer the next working day.
A price you can hold us to and a completion date you choose, in a letter you can show your solicitor. No fees, no chain, no viewings.
Three minutes. No obligation, nothing to sign until you are ready.
- Written offer the next working day, not an estimate
- Legal fees paid with our partner solicitor
- Completion from 14 days, on your date
Our offers are below what an estate agent would ask. What matters is what you walk away with, and when, so we show you both side by side. See what we pay
Written offer the next working day
Not a phone estimate and not a range. A letter with a price and a date, to show your solicitor.
Complete on your date
As little as 14 days, or months ahead if you need it.
No fees, legal fees paid
Nothing to pay us, and we pay your legal fees when you use our partner solicitor.
Three people, one buyer
A small team buying with its own money. Not a call centre, not a lead reseller.

What we pay
What you actually walk away with, before you talk to anyone.
Most companies in our market say “up to” a figure and then decide once you are on the phone. We would rather show you what an estate agent sale leaves you with once the fee, your legal costs and the months of waiting come off, next to our written offer, with nothing coming off it.
- The offer letter is the price you complete on.
- No fees or commission come off it.
- You can walk away at no cost until exchange.
Which of these is you?
The example: a home an estate agent has valued at £180,000. Every figure and where it comes from is listed underneath. Put your own numbers in
The difference is £10,712: about £1,530 for each of the 7 months an agent sale would typically take, if it holds. That is what a firm date, no viewings and no chain cost in this example. If we think an agent is the better choice for you, we say so on the first call.
How we worked this out
- Time to sell
- Rightmove, July 2026: on average it takes 62 days to find a buyer and a further 154 days to complete, 216 days in all. We call that seven months.
- Sale agreed
- Zoopla measures the gap between asking and agreed prices; it averaged 5.5% at its 2023 peak. Buyers push for more on homes that stand empty, need work or have been on the market a while, so we allow for 10%.
- Agent's fee
- HomeOwners Alliance, 2026: the average estate agent fee is 1.42% including VAT, but agents can charge 2% plus VAT (2.4% in all), and that is what we allow for.
- Your legal fees
- A seller's conveyancing usually costs £1,000 to £1,500 including VAT and disbursements, and can reach £2,000 once searches, a leasehold management pack and bank transfer fees are added. We allow for £2,000, and pay it in full when you use our partner solicitor.
- Mortgage interest
- Uswitch and Moneyfacts, September 2026: the average two year fixed rate is 5.69% and the big lenders' rates sit around 5.3%; we use 5.5%. The average standard variable rate is 7.25%, which is what most people in arrears are paying. Only interest counts as a cost, not the capital you repay.
- An empty home
- Average Band D council tax in England is £2,392 for 2026/27, about £200 a month, and many councils charge double once a home has been empty for a year. We count the council tax only; unoccupied insurance, standing charges and upkeep would come on top.
- Rented homes
- Under the Renters' Rights Act a landlord who wants to sell with vacant possession gives four months' notice, and cannot do so in the first year of a tenancy. Most agents market a rental empty, so we count the months without rent; with us the tenants stay and the rent runs to completion.
- Falling through
- TwentyCi: 23.4% of agreed sales fell through in 2026 so far, and 24.4% in 2025. We do not take that off the agent's figure; we show it as the risk it is.
- Our figure
- A typical written offer for a home of the value you enter. Where your own offer sits depends on the property, the area, its condition and how quickly you want to complete, and the letter shows what we allowed for. No fees or commission come off it, and it does not drop once it is in writing.
An illustration, not an offer. Your figures will differ, and the only offer is the one in your letter. Nothing here is financial or legal advice; if you are behind on the mortgage, speak to your lender and a free debt adviser as well as to us.
How it works
One house. Four steps. You are in control of every one of them.
Scroll and follow a typical sale from the first postcode to the day the keys change hands. The house is yours; the steps are ours.

Tell us about the property
Your postcode, a few questions that fit on a phone screen, and how quickly you want to move. Three minutes online, or call and we will do it with you.
No obligation, nothing to sign - 02Step 2 of 4
We call you back within one working day, in a slot you pick
Pick a morning, afternoon or early evening slot on the form. The person who will actually buy your home calls in it, not a sales team. We check we have understood and arrange a visit if one is needed.

Your written offer the next working day
Tell us today and the next working day brings a firm price, the completion date you asked for, and which of our two ways of buying applies. A letter you can show your solicitor, not a phone estimate.

Exchange, then complete on your date
Use our partner solicitor and we pay their fees, or use your own. Everything goes to them the day you accept, a deposit is paid to you on exchange, then we complete on the date in your contract.
From 14 days, or months ahead if you need it
Two ways we buy
We tell you which one before you accept.
Plenty of companies say “cash buyer” and mean something else. The code of practice we follow requires us to be clear, and we would be anyway.
With our own funds
We buy the property outright and can complete in as little as 14 days. The fastest route, used when the date matters most.
Exchange with a deposit paid to you
We exchange contracts with you and pay a deposit, which is yours to keep if we fail to complete. We then arrange our own onward sale before the completion date in your contract. Same price, same date, and you are protected throughout.

Any condition. Any reason.
Overgrown, empty, tenanted or tired: we make the same firm offer.
Your situation
Every sale has a reason. We have handled yours before.
Tenanted property
Sell with tenants in place, no notices, no void period.
How we helpInherited home
A sale that fits around probate, with no pressure to clear the house.
How we helpEmpty property
Stop the council tax, insurance and worry on a home nobody lives in.
How we helpBehind on the mortgage
A fixed date before things get worse, and we deal with the lender.
How we helpSeparation or divorce
One clean sale, one date, and both of you know exactly where you stand.
How we helpChain break
Your buyer has fallen through and your purchase is at risk. We can step in.
How we helpProblem property
Damp, subsidence, short lease, non standard construction. We still buy.
How we helpDownsizing or care
Release the money on a date that works for the move, not the market.
How we help
Who you are dealing with
A small team. You will speak to the person whose name is on the offer.
We are not a national brand with a call centre and a network of investors behind the curtain. We buy the properties ourselves, we visit them ourselves, and if something goes wrong you ring the person who wrote your offer, not a switchboard.

The numbers behind every offer
What has sold nearby, planning history, local demand. It is why we can commit to a price and a date and keep to them.
Areas we cover
East Anglia, street by street.
Houses, flats, bungalows and ex council homes across Norfolk, Suffolk and Cambridgeshire. If your postcode is in the region, we will make an offer.

What we put in writing
Promises with something behind them.
We are a new company, so we will not show you badges and star ratings we have not earned yet. These are the commitments in every offer letter instead.
The price in the letter is the price
No renegotiation on the doorstep. If a survey turns up something material, we show you the evidence and you decide.
A deposit on exchange
Paid to you, and yours to keep if we ever failed to complete. Our commitment costs us something, which is how it should be.
We pay your legal fees
Use our partner solicitor for your side of the sale and the conveyancing costs you nothing. They act for you, not us, and we would rather you had advice than took our word for it.
7 days to change your mind
After you accept, and you can walk away at no cost at any point before exchange. We never ask you to sign a tie in.
Eight checks to make before you sell to any property buying company.
Including us. The red flags to walk away from, and our own answer to each check.

Below what an estate agent would sell it for. How far below depends on the property, the area, its condition and how quickly you want to complete, and the letter shows what we allowed for. In return you get a firm price, a date you choose, no fees and no chain. Before you spend a minute with us, the table on our What we pay page shows what you would actually walk away with, next to an estate agent sale.

Find out what we would pay. Three minutes, and it commits you to nothing.
