Three people, our own money, and a written offer you can hold us to.

We are three people, not a call centre. One of us buys, one looks after the sale from acceptance to completion, and one does the research, so every offer is checked against what has actually sold nearby before it is written. We buy houses and flats across Norfolk, Suffolk and Cambridgeshire, we visit every property, and we complete with our own funds or a disclosed onward sale, never an option on your home and never a lead sold on to someone else.

We started it because we kept meeting sellers who had nowhere honest to turn: national companies with call centres and "up to" prices that fell apart at the survey, or sourcers who passed the deal on to someone else. So we do it ourselves. We buy the properties, we visit them, we write the offers, and if something goes wrong you ring the person who wrote yours.

You speak to the person who buys the house. Behind them, one person progresses the sale and one does the research. That is the whole company, and it is deliberate.

    What has sold nearby, planning history, local demand. It is why we can commit to a price and a date and keep to them.

How we fund what we buy

Our own money, and a way of buying that protects you when it is not.

Some purchases we complete with our own funds. Others we exchange on with a deposit paid to you, then arrange our own onward sale before the completion date in your contract. The code requires us to tell you which; we would anyway, because it is the difference between completing in a fortnight and completing in a couple of months.

What we never do is take an option on your home, tie you in, or pass your details to a list of investors. If we make you an offer, we are the buyer.

The code of practice for property buying companies

We work to The Property Ombudsman's code for property buying companies: clear about how we fund a purchase, clear about the discount, no false timescales, no cold calling, and a complaints process with an independent ombudsman at the end of it. Our memberships will be listed here as they are confirmed, and not before.

Your data

We collect what we need to make an offer and nothing more, we tell you what we do with it, and we do not sell your details to anyone. The privacy notice says exactly how it works.

Legal fees paid

Use our partner solicitor and we pay your legal fees. They act for you, not us. If the sale is to fund care, or there is a power of attorney involved, we will point you to specialist advice before you decide.

Straight answers

If we are the wrong buyer for you we say so on the first call and suggest a good local agent. Most of our best conversations end without a sale, and that is fine.

Why the name

Because that is the promise.

Next Day Offer is a description of what we do, not a slogan. Tell us about your home today and a written offer is with you the next working day. Not an estimate on the phone, not a range that firms up after a visit, not a figure that changes when the survey comes back. A letter, with a price and a date, that you can show your family and your solicitor.

Tell us on a Monday afternoon and the letter arrives on Tuesday. Tell us on a Friday evening or over the weekend and it arrives on Monday. Everything else about how we work follows from being able to keep that promise on every property, every time.
